How Much Do Sash Windows Cost?
In 2026, a bespoke timber sash window costs between £815 and £2,100 per window (supply only, ex-VAT). The exact price depends on size, glazing type, colour, and Georgian bar pattern. Larger windows cost more in absolute terms but less per square metre due to degressive pricing.

These are supply-only prices for white, single-colour sash windows with no glazing bars. Non-white colours add 5%, dual colour (different inside and outside) adds 15%. Georgian bars add £15 per bar. All prices include PAS24 security, sealed double-glazed units with warm-edge spacers, and a 10-year warranty.
What Affects the Price?
Window Size
Size is the biggest factor. Our pricing uses a per-square-metre rate with a degressive multiplier — smaller windows cost more per sqm because the fixed manufacturing costs are spread over a smaller area. A standard bedroom sash (800 × 1200mm) costs roughly half of a large reception window (1200 × 1800mm).
Glazing Type
Double glazing (U-value 1.4 W/m²K) is the most popular and cost-effective choice. Triple glazing adds 15–20% to the price and delivers better thermal and acoustic performance (U-value 1.2 W/m²K). Passive glass is the premium option at U-value 0.8 W/m²K — ideal for Passivhaus and ultra-low-energy projects.
Colour
White is the base price. Any other single colour from the RAL or Farrow & Ball range adds 5%. Dual colour (e.g. white inside, dark grey outside) adds 15% to cover the additional spray-finishing process.
Georgian Bars
Glazing bars are priced per bar at £15 each. A simple 2×2 pattern adds £60 to the window (2 bars per sash × 2 sashes). More complex patterns like 6×6 cost more. Our configurator shows the exact cost as you add bars.
Installation Costs
Installation is quoted separately because it depends on access, scaffolding, the condition of existing openings, and structural work. As a guide, installation adds 30–50% to the supply cost. We provide a fixed installation quote after the site survey — no hidden extras.
